We have worked with a number of housing providers in the past; the following case study is work we carried out with one of our partners and gives a good example of how we deal with vulnerable tenants, challenging properties, increased, strict deadlines and partner working.
The client passed the property over to us flagging up that no works had been carried out in a number of years apart from emergency works as the tenant was very reluctant to let anyone in. The property was in very poor condition and required a full rewire, and kitchen and bathroom replacement. The resident was vulnerable and elderly and had become very distressed when staff had contacted him previously to do work, becoming very distressed if he was required to leave the property and was very unsure about having strangers in his home.
Our contracts manager made a number of visits to the property to help engage with the tenant before we started any work. Over a number of weeks our staff built up a relationship with the tenant and slowly we gained his trust.
The pictures below show that the property was in poor condition and was in desperate need of upgrade. The damp and cluttered living conditions were having an effect on the tenant’s health and he was suffering after experiencing bereavement. Working alongside the housing officers and other care providers our aim was to clear the property and get it back to a good standard to make it easier for appropriate care to be provided and make it a more positive environment.

When we managed to gain enough trust for the tenant to give us access we found that the conditions were as anticipated.
After we had viewed the property and carried out a survey of the works required it was decided in conjunction with the client that it was in the best interest of the tenant if they were to be decanted for the duration of the works. It was felt the ordeal would be too distressing for the tenant.
The client agreed to pay for the tenant to stay in a hotel nearby for a week whilst we undertook the works. This was as much as they could stretch too and although the works exceeded the standard specification we managed to re-programme works, extent our site hours and plan materials and supply to enable us to turn the property round within the agreed timeframe.
Jamieson managed to turn round the main body of the works within the week. Which the client was really happy with. The tenant was able to move back into the property whilst we completed minor decoration and snagging works.
Working closely with the resident, our partner and stakeholders ultimately made the difference between a successful story and what was potentially a very challenging situation for all involved. Particularly for the tenant who was extremely nervous about having the works done in the first instance.
