Jamieson Contracting were approached by the client with a project in mind to provide a small development of high standard family housing in the Hyde area. Using our in house property expertise Jamieson were able to identify a couple of land opportunities that would provide a cost effective build but importantly a good return on the initial investment, once the development was completed and the homes sold individually.
Once the client had acquired the land, Jamieson began assisting the client with the planning of the development. Using our network of vastly experienced architects and town planners the client was able to smoothly navigate the planning application process.
Whilst the application was in progress Jamieson were working to value engineer the development to suit the client’s needs to ensure that the investment return target was always possible.
Once on site the build progressed smoothly using Jamieson’s in house site team and contractors to ensure a clean and efficient site throughout the build duration. All the staff were briefed on the vision of the client and how the end product needed to appear.
The homes were built has a an improvement to the local housing stock and to provide 3 spacious family homes. With this in mind the procurement of the fixtures and fittings was done very carefully through our design team to ensure a high specification throughout, including: Kitchens, Bathrooms, Door fittings, Carpets and Tiling as well as internal decoration.
Consideration was given throughout for space saving solutions to ensure the biggest possible square footage for family life.
During the build Jamieson’s in house property experts were able to ensure that the client was ready to go to market with a local estate agent at the best possible rate, with the best possible service to ensure a seamless transition from build to sales completion. This included applying to Help to Buy to ensure that the property was eligible for the Help to Buy scheme to increase the suitability for first time buyers and families.
The project was completed on time and to the client’s budget. The homes all sold immediately to first time buyers using the Help to Buy scheme.
